Mission Statement

Your Board of Directors has adopted the following:

STATEMENT OF THE MISSION AND OBJECTIVES OF STONEY BROOK HOMEOWNERS ASSOCIATION

ARTICLE III, Section 2 of the Declaration of Covenants, Conditions, Restrictions and Easements contains the following:

"In order to preserve and enhance the property value and amenities of Stoney Brook Planned Development, the common Area shall at all times be maintained in good repair and condition and shall be operated in accordance with high standards."

Primary Mission.  The Board of Directors has established as the Association's primary mission to preserve and enhance the property value of Stoney Brook and to manage the affairs of the Association in accordance with high standards and superior performance.  The board has established the following management objectives for the conduct of the Association's business.
First.  The care and maintenance of lawns, landscaping, trees, shrubs, and flowers, will be managed in a manner that will rank Stoney Brook superior in appearance compared with similar subdivisions.
Second.  Streams and ponds will be maintained to enhance their appearance and value as one of Stoney Brook's outstanding amenities.
Third.  Exterior painting of homes will be maintained to enhance their appearance and value as one of Stoney Brook's outstanding amenities.
Fourth.  Maintain the clubhouse, swimming pool, and tennis courts in good condition and repair at all times, and require management to keep these areas clean and attractive with all flower beds and shrubs neatly trimmed and attractive.
Fifth.  Streets, walkways, curbs and signs will be maintained in good repair and condition at all times.
Sixth.  To assure homeowners of the Association's ability to fulfill its obligations to replace and repair worn or obsolete elements without resort to special assessments, replacement reserves will be maintained for the replacement and repair of major elements of the common area that deteriorate with use and age.
Seventh.  To accomplish the sixth objective the Board will annually prepare a five year plan which will be made up of a budget for the immediately succeeding year and an estimate of expenses for the succeeding four years and the dues assessments necessary to cover such expenditures including amount necessary to provide adequate replacement reserves.  The Board will review the five-year plan with Association members prior to its annual adoption.
Eighth.  The Association will strive to honor the requests and suggestions of homeowners in a timely and courteous manner, and will keep homeowners fully informed about the affairs of the Association.
Ninth.  In achieving these objectives the Board of Directors will strive to employ the most efficient and economical methods available for carrying out the activities and responsibilities of the Association, consistent with the quality required to preserve the value of Stoney Brook.
